How do I pay my rent?

The Waters at Millerville has convenient online rental payment options. Visit this website and click the "RESIDENTS" button you see in the top right of the page to log in to the Resident Portal. You may choose to make a one-time payment or set up recurring payments. Payments made with a US Checking account are free. Payments made with a debit/credit card will be charged a fee. We also offer the option to pay your rent with cash using an eMoney Order. You can print the payment coupon from your resident portal, or you can visit the leasing office, where we will happily print a payment coupon for you.

Bring the payment coupon to one of our approved retail outlets and pay the balance. The payment will then be sent to your community. No more having to get a paper money order! You can use the same coupon every month.

Why do I need renter’s insurance?

You are required to hold a renter's insurance policy with liability coverage for property damages and bodily injury caused by negligence. For example, if you run a bath, fall asleep, and flood your apartment as well as your neighbor’s apartment, you could be found liable for that damage. This would require you to pay for repairs, medical bills related to the accident, and possible defense costs if a suit were to be brought against you. Renter’s insurance would cover those costs.

The Personal Property portion of your renter’s insurance policy is optional but highly recommended. Our community insurance policies only cover damage to the actual dwelling. This leaves everything you own—electronics, furniture, and clothes vulnerable to loss. To protect your belongings in the case of fire, theft, or damage, including Personal Property in your own policy is recommended.

What is your pet policy?

Not only does The Waters at Millerville allow pets– we welcome them! Your dogs and cats up to 100 lbs are welcome, and there is a limit of two pets per household. We charge a one-time fee of $250 per pet. The monthly pet rent is $15 per pet. Our breed restrictions include the following: Rottweiler, Chow, Presa Canario, Doberman, Akita, and Pit Bull (often referred to as American Staffordshire Terrier, Staffordshire Bull Terrier, or Bull Terrier). All pet fees are applied per pet and are non-refundable.

What do I need to tour the community?

Appointments are recommended but not required. Everyone over the age of 18 must present a valid government-issued ID or driver’s license. You can schedule a tour here, or navigate to our home page and use the buttons seen on the bottom right of the screen. To save time during your visit, you can apply online before your tour!

Do I have to pay a security deposit?

Nope! The Waters at Millerville does not require security deposits. Instead, you are asked to pay a one-time Leasing Fee of $350 at the time of application. This is non-refundable. The Leasing Fee secures your apartment home and covers application and administration fees.

What if I need to terminate my lease early?

Life happens! If you have to move out before your lease ends, we do include a Buy Out Agreement in our lease contract. This agreement requires 60 days' notice in writing and a fee equal to two months’ rent.

Do I have to provide the office notice that I am moving out?

Yes! Although we hate to see you go, you must provide at least 60 days' written notice to vacate, stating you will be vacating by your lease end date. Verbal notices will not be accepted.

What is a 45-Day Move-In Guarantee?
